Investing in South Florida Homes After The 2008 Housing Market Crash

The burst of the housing bubble accrued throughout the fall of 2008. Major financial markets lost more than 30% of their value and homeowners were defaulting at high rates. It was the worst recession since the Great Depression. At the peak of this “landscape”, the 2008 housing market crash, we didn’t panic. We seized the opportunity in the market. Devising and implementing our real estate investment strategy for purchasing single-family homes. We aimed to create a sustainable and recession-resilient investment strategy. Our method proved itself since 2008, with more than $200M worth of real estate investments, delivering results and gains through multiple global economic crises.

Throughout 2008-2009, we have grown our single-family portfolio at a rapid pace with numerous successful purchases, buying assets located in southeastern Florida. We didn’t speculate. Our strategy adheres to fundamental economic trends and financial factors. We identified two classifications of single-family assets with great potential to invest and manage. Focusing on properties situated in working-class areas with high employment rates. Either purchasing foreclosure properties from bank auctions for short and medium-term investments or purchasing through brokers, well-maintained homes with a stable long-term tenant renting the property for long-term investments.

Between 2008-2014 we began actualizing our short and medium-term investments, with our long-term single-family investments are actualizing in recent years. Nathan Holdings recognize the single-family market is peaking, with this trend increasing by the effect caused by Covid-19 on housing prices. We take advantage and sell our assets for high prices. We have achieved great success in home investments without significant renovations with an existing tenant renting the property.

Nathan Holdings continued expanding its single-family portfolio by purchasing more than 200 units in single-family investment until 2014. In 2014, Nathan Holdings made a strategic decision to promote company growth and security by centering our assets in large & medium multi-family properties. Opportunities in the single-family market are far less predictable, more volatile, significantly more competitive than in the past, with less room to scale up your investments.

We shift our focus to multi-family properties because they are more predictable, less volatile, and market-dependent. Multi-family properties are commercial enterprises. It’s a business. Their value is mainly based on revenues, which we can grow by efficient improvements in planning and execution with our in-house property management company, SAAR Management LLC. We founded Saar Management property management in Florida to ensure our investments’ stability and control by self-managing our properties. With our vast experience in business and operational advisory to various billion-dollar real estate companies, we are incredibly well-positioned to offer comprehensive control over the investment process. Today, our multi-family portfolio worth over $100M with +1000 units under our management.
